FLAT WORK (Driveways, Walkways, Patios)
Pricing for flatwork pressure washing depends on the size of the surface, how long it's been since the last cleaning, and whether there are stains like oil, rust, or mildew that need extra attention. Here are some common scenarios:

SOFT WASH (Home or Business Exterior Walls)
Soft washing is a low-pressure cleaning method that uses a chemical application to safely remove dirt, mildew, algae, and cobwebs from your home or business exterior — without the risk of damage that high-pressure washing can cause. Every job includes prep work (taping electrical outlets, moving items away from the house as needed), an initial rinse to clear loose debris, chemical application, and hand-brushing with extension poles on any problem areas.

Pressure Washing vs. Power Washing — What's the Difference?
Pressure washing and power washing are often used interchangeably, but there is one key distinction between the two. Both methods use high-pressure water to blast away dirt, grime, mold, and buildup from surfaces — but power washing adds heat to the equation. Power washing uses hot water, which makes it especially effective at breaking down grease, oil stains, and stubborn organic matter that cold water alone struggles to remove.
For most residential surfaces like driveways, sidewalks, patios, and siding, pressure washing gets the job done extremely well. Power washing is typically the better choice for heavily soiled commercial surfaces, dumpster pads, restaurant exteriors, or anywhere grease and oil have had time to set in. Pricing Difference
Because of the added equipment and energy required to heat the water, power washing does come at a slight premium over standard pressure washing. Generally speaking, you can expect power washing to run 20–30% more than a comparable pressure washing job. For most homeowners, pressure washing is the more cost-effective choice and delivers excellent results. However, for jobs involving grease, heavy oil, deep-set commercial grime, gum, or paint removal, the extra cost of power washing is the better choice — and often the only method that will truly get the surface clean.GUM, GRAFFITI & RUST REMOVAL
Gum, graffiti, and rust removal are specialty services that fall into a category of their own. Unlike standard pressure or soft washing, where square footage drives most of the pricing, these jobs depend heavily on the type of surface involved, how long the staining or vandalism has been there, and how deeply it has set in. Every situation is genuinely different, which means an accurate quote requires a closer look before we can give you a number you can count on.
For most gum, graffiti, and rust removal jobs, we ask that you start by sending us a few photos so we can get an initial read on what we're working with. In many cases, particularly for larger surfaces, older staining, or anything involving painted or delicate materials, we'll want to schedule a quick on-site visit before putting together a quote. This isn't about making things complicated; it's about making sure we give you an honest price and a realistic expectation of results before any work begins. Sometimes we'll even do a small sample area. (Don't worry, we will ask for permission and only do an area that is inconspicuous or not easily seen.)
